Akridge, known for its large commercial developments, paid $10 million in October 2006 for the air rights to build on 15 acres from Union Station north past the Hopscotch Bridge (H St.). It plans to build hotel, office, residential and retail space above the tracks, but the project is still in its infancy. Initial plans call for 3m s.f. of space, elevated 20 feet above the tracks. Named after Daniel Burnham, the architect of Union Station, the project is not likely to even begin until 2011 and take about 4 years to complete, and is expected to cost more than $1 billion total. The CityMarket at O, Shaw's latest mega project, got underway last September with the closure and demolition of the Giant supermarket, which will be replaced with a new, larger Giant in 2 years time. The new 71,000-s.f. Giant will be the first completed aspect of the project, followed by a 182-key Cambria Suites hotel, 150 condominiums and 635 apartments (84 set aside as affordable senior housing) as well as restoration of the O Street Market, one of the 5 original brick markets built in Washington D.C. The Eden will be a new 9-unit condo building that will take the place of 3 old rowhouses on Champlain St., just off the busy 18th Street strip of Adams Morgan.  Developed by D.B.Lee Development, with interiors by DBLee subsidiary Capitol Design Group; demolition of the townhouses began in January, 2009, but after demolition of the attractive townhouses, the project has sat with no new construction.  D.B.Lee also developed the Erie, directly across the street.  The location is part of the Adams Morgan scene, but not so close to Metro. Beztak Companies and DC-based Friedman Capital presented plans for their conversion of the First Church of Christ Scientist, in the center of Adams Morgan, into a 150-room "boutique hotel." The concept involves the construction of a hotel within and behind the church at 1770 Euclid Street, NW, with about 10 condos to sit above the hotel. Under plans submitted to the Historic Preservation Review Board (HPRB), the century-old church will be designated as a landmark site, undergo major restoration, and connect to a larger, seventy to ninety foot structure that will replace the current CityPaper building, now with a tax incentive from the DC gov.

The 180,000 s.f. "boutique" hotel at the intersection of Euclid Street and Columbia Road, NW.  Friedman and his team have been battling the city's enforcers of zoning laws for the ability to build the hotel/condos for several years, but have been perpetually rebuffed.  Not aiming for your average conventioneer, the developer plans to convert the main sanctuary into a grand ballroom with a 500-guest capacity, and the mezzanine section for an elevated bar overlooking the ballroom. The two areas will be separated by a glass curtain that can be alternatively transparent or reflective. Designed by New York-based Handel Architects, the project, in keeping with the boutique theme, will host large, up-scale, "exclusive" events.  "One of the most important aspects of the sanctuary space is volume and preserving the structure of the space," said Brian Friedman of Friedman Capital.

The historic Hurt Home at 3050 R St. NW, is being developed by Argos into a 15-unit luxury condominium.  The DC Council voted in the summer of 2010 to release it to the Argos Group and Potomac Investment Properties Inc.  Sorg Architects designed the renovation. Three poorly executed wood additions will be stripped from the back of the original brick exterior, while the interior will be almost entirely gutted and rebuilt, walls, stairs, mechanicals, and all. The facade will be improved and restored to its original historic charm, accented by giant two story front windows and an entrance stoop railed with hefty white columns. When finished the condos will be a spacious 1200-1700 s.f., each with two to three bedrooms and loft space. Given that the property was put mostly to philanthropic uses over the course of its long history, developers have agreed to offer three of the units at affordable rates and reserve them for blind citizens. Designers plan to link up with the American Council for the Blind to outfit the units to meet the domestic daily needs of those living without sight. The back lot will be extensively landscaped, and a 30 car parking lot will be installed. Developers say there is a strong chance several Zip Car spaces will be included.

Initial plans called for an addition to the building and as many as 41 units, with the building being offered for more than $1.5 million. But it quickly became clear that community organizations, Zoning Commission, and the Historic Preservation Review Board would combine forces to put a quick stop to a proposal of such proportions, and so the number of units, with some back and forth community dialogue, was slowly reduced to 15.

The former Italian Embassy across from Meridian Hill Park will be turned into condos by Valor Development, LLC, which purchased the former Embassy at 2700 16th St. NW for $7.5 million in what will be a second attempt at condo development on the site. Partnering with Potomac Construction Group, Valor will renovate the embassy into condominiums, add a three-story wing on the north side of the building (also condos), and construct a nine-story apartment building in the rear.  
The first phase of the "Flats at Il Palazzo" will be the restoration of the landmark's facade and the conversion of the interior into condominium units "blending the character and charm of the historic building with the sophistication, class, and modern finishes that one expects in this premium location," according Valor's online description. The interior restructuring and transformation will preclude several significant interior spaces: the ballroom, library, dining room, and other smaller spaces will be preserved with some opportunity for public use and visitation. PN Hoffman has redeveloped the old Chesapeake & Potomac (C&P) Telephone Company (built in 1902) into 36 "true loft" condo residences.  Units will features: ceiling heights up to 15 feet, original exposed brick walls, contemporary kitchen designs with Bosch stainless steel appliances and bathroom finishes featuring Porcelanosa tile.  Units average approx 650 sq ft with the smallest units starting at 550 sq ft and feature raised living areas above the kitchen accessed by a ship's ladder.   Because of the historic use of space - the third floor housed telephone lines - some units feature 15-foot ceilings.  Developers have left original terra cotta ceilings on the second and third floors and the fourth and fifth floors feature exposed concrete ceilings. The neighborhood surrounding of 4th and Rhode Island Avenue, NE, has seen almost no condo development, or development of any kind, in many years.  But now thanks to PERS Development, a plan to remodel an abandoned 32-unit building at 329 Rhode Island Avenue NE  will soon be underway, making way for "hip, boutique, luxury condominium homes." Just a few blocks east of the Rhode Island Ave and MBT (Metropolitan Branch Trail) for bikers, making the vicinity a "transit oriented developer hot spot." PERS Development has four completed projects under their belts, and now two more in the works.  However, while PERS President and CEO, Ramin Bassam  is promising a "very, high-end boutique product."

Local activists had railed against the dilapidated building, the District was in the midst of designating the building as blighted and condemned only two months ago until PERS stepped in to develop it. The top floors of the building were significantly damaged by a fire that raged in the evening hours of July 31st, 2009. While the neglected building, singed, dirty, and windows boarded, was an eyesore, its visible location made the property apparently attractive to real estate developers. In a press release, Bassam stressed that "This project represents a great opportunity to fulfill the growing demand for luxury condominiums in the District of Columbia by delivering a high end product in an under-served submarket at a time when supply is getting tight"  SGA Architects performed the design.

Skyland Development is a large mixed-use project in the final stages of planning.  The District of Columbia acquired the site in 2002 (well, sort of, see blog post), and it became part of NCRC's portfolio before that organization's demise.  The final project is expected to replace a dated commercial center with suburban-style parking with an updated commercial space and adjacent residential towers that sit above buried parking garages, but the District has been heavy-handed with owners who have resisted selling out.  Despite years of false starts, the glacial Skyland Town Center is now struggling to get through the legal thicket of ownership. Described by the 5-member development team - which includes the Rappaport Companies, William C. Smith & Co., Harrison Malone Development LLC, the Marshall Heights Community Development Organization (MHCDO) and the Washington East Foundation - as a "prominent living, shopping and gathering place," the $285 million Skyland project aims to deliver more than 700,000 square feet of mixed-use development, mostly in the form of new housing.

Located at the intersection Alabama Avenue & Good Hope Road SE - across from the present location of the Good Hope Marketplace, the Skyland Town Center will boast 280,000 square feet of retail space and 460,000 square feet of residential housing. Of the roughly 475 residential units included in the project, 20% of the units will be available to families earning 80% of the Area Median Income (AMI) or less, 10% will be reserved for residents making 120% AMI. Torti Gallas & Partners also designed 21 single-family townhomes and three above-ground parking garages to serve the development.

Skyland replaces undeveloped land on the back of the site, and a small, dated mix of retail along the front of the property. Pre-development work on the project began in 2002 under the watch of former Mayor Anthony Williams and the National Capital Revitalization Corporation, which served as developer until the project was handed off to the present team in 2007. According to Steve Green of William C. Smith & Co., though the developers have made progress, the current economic climate makes a firm start date difficult to pin down.

North of Senate Square and just across the tracks from NoMa proper, the Uline Arena is a renovation and expansion project by Doug Jemal (Douglas Development), which has developed much of DC's commercial land, but not much residential. This may produce 225 condos (or apartments) and 300,000 s.f. of office space just a block from the railroad tracks that separate east and west NoMa - at least until Akridge's Burnham Place covers the tracks and erases the dividing line, from what is now a cavernous arena.  This a residential-industrial corridor that has several other ginormous projects that just may, possibly, provide a drastic change to the neighborhood. At the very least, Metro is close by, and Union Station. And Jemal is partnering with Wilkes Companies, which has one condo completed in Mt. Vernon and 2 on the way, and will build directly across the street. The Uline Arena was the first ever US venue for the Beatles.  But the project will not start until at least late 2013, so don't expect anything there soon, there just isn't the critical mass there yet.

A vacant lot at the corner of Vermont Avenue and T Street, in the U Street neighborhood, got an infusion of six new condos in three townhouse-style structures, construction began in mid 2010. The two-over-two units ranged from approximately 2,000 s.f. to 2,400 s.f. with two floors for each unit. The three lots are part of a larger parcel that was once home to a four-story apartment building, "The Cameron," which was built in 1899 and destroyed in a fire in the 1960's. 

The three upper units with have roof top terraces, all will have one private parking space, two of which will be private attached garages. Two of the houses (four units) will face T Street and one will front Vermont Avenue. Mimicking the style of the neighborhood, the Lessard Group designs take their form from Queen Anne and Romanesque architecture. The site was formerly the proposed home of Evanti Condos, a 14-unit project by Macy Development and the Masonic Temple, which owned the land, but which never broke ground. The current developer obtained the properties under entity T Street Builders, LLC in November 2009 for $770,000. The Marriott Wardman Park project, in the heart of the Woodley Park neighborhood and just a block from the Metro and access to Rock Creek Park, will consist of a renovation and demolition of part of the 3 buildings that now comprise the 1300-room hotel and its 16-acre site, currently the largest hotel in DC. An above-ground parking garage and old ballroom were demolished in 2007 to build a new residential building with 289 units of underground parking, as well as a large number of condos with supposedly high-end amenities, which is now scheduled to be only an 18-unit project designed by Escocoff and Associates. The old tower was scheduled for a $50m upgrade and to be converted into apartments after JBG of Chevy Chase and LA-based CIM Group bought the hotel in 2005 and broke ground in October 2006, but the renovation and condo construction has not yet begun, and newer plans now keep the hotel operational. Named after Harry Wardman, a developer who built much of the neighborhood, the Woodley-Wardman is building approximately 36 units by restoring four historic townhouses and adding a 7-story tower in the back along the alley. Murillo/Malnati Group's (MMG) 33,000 s.f. project was designed by Bonstra/Haresign Architects to restore and subdivide rowhouses into condominiums. The tower will have a contemporary appearance, with stretches of white and metal-framed rectangular windows, with penthouses overlooking private terraces. The townhouses, two of which are original Wardmans, will be reconfigured to offer new units as well as entryway for the courtyard and midrise in the rear. The Woodley-Wardman condo building will include 22 below- and at-grade parking spaces. The project received approval from the Historic Preservation Review Board, as well as the BZA, in late 2007, but did not break ground until early 2010 after first offering the whole site for sale. Sales, by Tutt Taylor Rankin, began unofficially in spring of 2007, but switched to Urban Pace in 2008, and before construction even got under way it was advertising boldly that it was "70% sold out." Located a few blocks from the East Falls Church Metro, the Westlee is a 128-unit condominium built by Silverwood Associates, completed in late 2006. The 6-story building was designed by the Lessard Group, with interior design by Sabine Roy Associates, and construction by the Falls Church Construction Corp. The Westlee sits just off Lee Highway and I-66, and was a pioneer in the neighborhood, which at the time of construction had more parking lots than residential buildings, though this helped tip the scales toward further development, and now a new condominium project is being built across the street.
