Apartments for rent, Washington DC: Equity Residential's 425 Mass is its "flagship" apartment building in Washington D.C., owing to its size and prominence on Massachusetts Avenue.  Renting since 2010, the new building offers a number of amenities including the usual clubhouse - business center - fitness center package, but also includes a swimming pool (with wifi) and, more uniquely (for now), a car charging station in the garage.  Just park your electric vehicle, swipe your credit card, and come back 2 hours later.  Units have standard details: 9' ceilings, "smart wiring", plasma tv (standard) and GE appliances  The building offers exceptional views into Penn Quarter and across the U.S. Capitol building, thanks to its location in Mt. Vernon Triangle, just above Penn Quarter.  The orange brick facade with azure window trim is a trademark of Esocoff, who also designed 400 Mass on the opposite side of Massachusetts Avenue. The building had a circuitous route to its current rental status.  The project consisted of two large, new, 14-story buildings, built as the DuMont condos will feature 187 units in the East Building (at 401 Mass Ave.) and 370 residential units in the West Building (425 Mass) with retail on the first floor.  . The apartment building 909 at Capitol Yards project - a 237-unit "boutique-hotel themed" apartment building -  was the third rental building by developer JPI in the neighborhood just north of the ballpark (after Jefferson and Axiom at Capitol Yards), all built around the same time.  The Preston Partnership (architects) and JPI targeted the 18-35 demographic the project with an advertising campaign that boasted of amenities like a two-story bar and lounge, yoga rooms, a "pub room" with shuffleboard (?!) and Nintendo Wiis, an in-house movie theater, a rooftop swimming pool for hosting "raucous barbeques." Alban Towers is a Gothic revival marvel (their words, but we support them) is located at the corner of Massachusetts and Wisconsin Avenues in Cathedral Heights.  Built in 1929 and renovated in 2001, Alban Towers apartments boasts many features, the most interesting being a "butterfly garden."  Not as unique but nice to know are its other features:  24 hour front desk, 24 hour fitness, 24 hour business center, indoor lap pool, "Grand Salon with kitchen, fireplace and multi-media center," and library.  Each apartment offers either hardwood or wall to wall carpeting, GE Profile appliances, Corian counters, full size washer/dryer, walk-in closets, private balconies, "retro black and white floor tiles" in bath, high-speed internet, and multiple phone lines. One of the jewels of Washington DC architecture, the ailing apartment building was cleared out of tenants in the late '90's to ready it for refurbishment, a process which took years and which left it sitting largely vacant, with a few remaining tenants unwilling to move. Allegro announced in Feb. '08 they are going rental. Construction of a new 269-unit condo, the Allegro is a wood-frame building with 9 ft. ceilings, balconies, choice of hardwoods, installed flat-screen TV, washer/dryer in unit, and otherwise standard features, with underground parking. The courtyard has four large reflecting pools. The 'up-tempo' project is in a good location just north of DCUSA and the Columbia Heights Metro. It replaced the dismal old Giant grocery, the building is near the heart of Columbia Heights, now feeling its own new beat as retail finally re-emerges, 4 decades after riots brought an abrupt decrescendo to much of the 'hood. Developed by Metro Properties, real estate sales and marketing by Alexandria-based McWilliams Ballard began in early May, 2006, but were quite slow, and halted in late 2007 after an inadequate reception. The Carillon House is in the center of the hip Glover Park neighborhood.  The massive 50's era white brick apartment building offers a few amenities for its studio and one-bedroom apartments (no two-beds), like limited garage parking, shared washer/dryer, small fitness center, 24 hour front desk, and small roofdeck, but it does offer decent rates, and a good Wisconsin Ave location on the main bus route (but not near Metro), across from a park, and on a solid retail strip with a Whole Foods across the street to boot.  And if you're into espionage, the Russian Embassy is next door.  The Carillon House lobby is attractive, though the interior finishes remain pretty Spartan, and include the original parquet floors, but are well maintained.  Despite the austere white brick facade, which looks like it could be an adjunct of the old Soviet Embassy, the neighborhood is vibrant of full of good retail, and the only large apartment building in Glover Park proper.  The Carillon sits on the rise above Glover Park, so the bonus views are on the south side, where going only a few floors up yields dramatic views over the city, a 15 minute walk from Georgetown University. The Garfield House on Wisconsin Avenue is one of the many apartment buildings surrounding the National Cathedral.  Most apartments there, like the Garfield House, are a bit dated and not for the design-minded, but are a short walk north of Glover Park where the closest 'scene' is.  The neighborhood doesn't have its own Metro stop, for that you have to take a bus a mile to Tenleytown, but bus service along Wisconsin Avenue is frequent.  The apartments are small, all studios and one-bedrooms, but rents are affordable. The Macklin was built in 1939 by the renowned architect Mihran Mesrobian (1889-1975), a prominent Washington architect responsible for the design of numerous hotels (like Hay Adams) and residential complexes in Washington, D.C., including Sedgewick Gardens.  After coming to the United States, Mesrobian became chief architect for the well-known Washington builder Harry Wardman. The Community Preservation and Development Corporation (CPDC) and Marshall Heights Community Development Organization (MHCDO) have jointly redeveloped the Mayfair Mansions, a project that was supposed to have entailed condos, and which broke ground in November, 2007, but the condo idea was scrapped and it is now entirely subsidized apartments for rent. The residences received a makeover to provide 410 affordable rentals adjacent to Kenilworth Aquatic Gardens. The DC Department of Housing provided $27.5 million in long-term subsidies - about 95% of the rental housing is restricted for applicants at or below 60% AMI. The Federal gov provided a Federal Historic Rehabilitation Tax Credit due to their original purpose in the 1940s as an exclusively African-American community designed by Albert Cassell (who designed Howard University). In 1990, Mayfair was put on the historic register. Design and construction for the 23-acre, 570-unit community was by Wiencek Associates and McDonald Williams Banks Architects, contracting by Hamel Commercial. Senate Square Towers - the Lexington and Concord -  are two new 12-story towers on H Street next to Landmark Lofts, (a separate condo project) are apartment buildings with metal windows and precast concrete and stone trim, and a huge rooftop that features an 80' rooftop pool; the towers also feature a fitness center. An easy walk to Union Station, the Metro, and the Capitol.  Senate Square was developed by Broadway Development of New York, one of their first DC projects, but which also built the DuMont Condominiums; but both sold poorly and sales were halted while banks took control of each.  The 432-unit pair of buildings at Senate Square was designed by Esocoff and Associates in one of their most attractive buildings, the two towers share a common amenity space with Landmark Lofts - a historic building in the central courtyard that serves as a business and conference center.  The location is on the eastern boundary of NoMa.  Senate Square also sits at the foot of H Street, which is filling in with retail and now boasts an entertainment district.  The street is also supposed to have trolley service, but efforts to launch it have not yet born fruit. In keeping with its past success in buying and renovating historic but neglected apartment buildings, Urban Investment Partners (UIP) finished their $1.8 million renovation of the Absecon Apartments - now named the Shelby, in Dupont Circle in mid 2009. Located at 1706 T Street, NW, the Shelby is just one of the centenarian rental properties that had been blighted by years of poor upkeep. According UIP, the condition of the building took even the seasoned real estate professionals by surprise, with "units in the basement that were built but never permitted - It was just crazy in there - holes in the floor, holes in the walls. It was as bad as we've ever seen it." 

Luckily for prospective renters and the neighborhood, the developer - working in tandem with Bonstra Haresign Architects and their in-house general contractor, Urban CM - completely overhauled the once dilapidated building and its 24-units. Said UIP's Steve Schwat: "The entire building was renovated, we performed selective demolition, all new electric, all new plumbing, all new separately controlled HVAC, granite counters and stainless steel appliances. It's pretty much condo-grade finishes, but it's a rental building."

Additionally, UIP has taken it upon itself to reincorporate original elements of the building's facade that vanished from lack of upkeep over the intervening decades. As a contributing site to historic District of Dupont Circle, the development team outfitted the Shelby with a steel and glass version of its original awning. The Policy is an apartment building dating from 1929 and is a contributing element to the Kalorama Triangle Historic District in Washington, D.C.  The Policy is listed both in the District of Columbia Inventory of Historic Places (1986) and the National Register of Historic Places (NR, 1987). The V at CityVista was completed in August of 2008, as part of Lowe Development's revitalization of Mt. Vernon Triangle, an effort that resulted in two condo towers and the first downtown supermarket, in addition to the rental apartment building, replacing once-sprawling parking lots.  The V offers new construction, a full amenities package, and front desk, on the northern edge of Mt. Vernon Triangle.  Interior finishes and layouts were not impressive, but the lobby is well designed. The neighborhood has done a volte-face over the past 2 years, pushing it well along the spectrum from dodgy to aspiringly upbeat, now finally (as of 2012) hosting its own stable of eateries.  There's a Safeway below, a host of good restaurants on the ground floor, a world class gym in the building (membership not included), a central courtyard, rooftop deck, and other amenities in the building, but the interior finishes are pretty weak. The DC Zoning Commission approved MRP Realty's plan for its Washington Gateway project, a $350 million development to be located in the NoMa section of Washington DC, just north of the New York Avenue Metro station along New York and Florida Avenues NE. The 1 million-s.f., mixed-use project is expected to feature two office towers plus a T-shaped structure, with one side containing a 150-room hotel and the other side a 250-unit residential tower (with 8% reserved for affordable housing). MRP (created in 2005 by former Trammel Crow execs) will also reconfigure the walking areas along New York and Florida Avenues to improve pedestrian access, and include new plantings and shops along these routes. The architect for the office towers will be Gensler, with SKI handing the residential and hotel. Land and streetscaping will be designed by Occulus; Peterson Companies was involved in the retail but pulled out. MRP expects to break ground in mid 2008, with completion mid 2010.
